Lodge and hundreds of acres of shooting land at Orchardleigh up for sale for just shy of three million

Over two hundred and sixty acres of land close to Frome and used for shoot until it was suspended due to coronavirus, is up for sale.

The sale of land, Orchardleigh Woods and the accompanying Grade II listed three bedroom lodge is listed with a guide price of £2,850,000.

The freehold sale incorporates 268 acres and an additional 711 acres with land with what the agents refer to as having ' Sporting rights' .

In their marketing material Woolley & Wallis, based out of Shaftesbury say it is " a highly desirable commercial shoot over actively managed mixed broadleaf woodland."

The wood is part of the old Orchardleigh Estate owned by the Duckworth family who acquired the Estate in 1856 from the Champneys who had been at Orchardleigh from the Norman Conquest. Orchardleigh House was built in 1856 by Sir William Duckworth whose descendants sold the estate in lots in 1986.

The agents add that : " The House and much of the parkland including the Island Chapel is owned by the Vincent Family and run as a private house, wedding venue and golf club. The Island Chapel provided inspiration for renowned Poet Laureate Sir Francis Newbolt.

"At the centre of the Shoot is Woodlodge, currently occupied by the gamekeeper. The Grade II listed lodge was built as a music room with the round room as the centre piece. When built, Woodlodge sat at the end of an avenue of trees with views down to the original Manor House that was demolished in the mid 19th Century.

"Orchardleigh Wood and Parkland was bought in 1991 by the late Mr Charles Fuller who had prior to this been part of the shooting syndicate. Under his stewardship the Shoot was run as a commercial enterprise until the 2020/21 season when it was suspended due to Covid 19 restrictions."
